When it rains it pours.
Its been two weeks since our sub-division was approved. TWO WEEKS.
On July 13th the subdivision was recorded at the Courthouse.
I was unaware of this and instead had to wait until Monday to call into the Planning Commission and beg for information. Thankfully, the gentleman was very helpful and walked me through the Courthouse website to find our approved map. I was able to save a copy and email it straight to the Title Department at the bank we're going through.
I thought we'd be smooth sailing at this point as I was under the impression that we were finished with all paperwork except for the Title to be clear. I was wrong. Its becoming a bad habit.
On Friday, July 20th I spoke with someone in the Title Department to see if there were any new updates. Surely, it wouldn't take too long to clear a title that never existed before right? Well apparently there was some upheaval because the appraisal the bank had done by a third party had a different parcel number on it then the approved version myself and the landowner's lawyers had provided. At this point, it was considered to be a typo. Or at least conveyed to me as a typo.
On Sunday, July 22nd I received a document review from the bank asking to review the appraisal that had been done. There were a few small things listed wrong that were an easy fix. But as I scrolled down I noticed that the pictures of our property were not our property at all. The map the appraiser provided indicating our property was on the opposite side of town. He appraised the wrong location. I immediately called my contact with the bank Monday morning and raised my concerns. A request for a new appraisal was submitted the 23rd and we haven't heard anything back as of yet from them.
We have no definite closing date. I'm starting to feel like this whole thing was a bad idea. We anticipate taking one step and it turns into three more steps to get in the right direction.
I'm frustrated with the individuals at the bank that encouraged us to get the process started. Because of that we had a loan in progress that was pointless and will end up spending an additional $1200 to "lock in our rate" (a shitty one at that) due to the delays of getting the subdivision approved. That took months. And for a finance department who supposedly deals with these types of loans for the past decade, bragged about it in fact, to not give us a clear ideas of what was to be expected? Its insulting as far as I'm concerned.
Today, July 25th, we finally got our draw schedule to approve. I got that signed and sent back in. I was told today that the hope is to close by 7/31. Bless me, that better be the case.

On Friday, July 20th my husband and his team of bandits began the process of creating a driveway and pad for his building. All with the approval of the landowner considering at this point we still hadn't closed on our loan.
Through that weekend they continued to remove the top soil from the driveway, building and house locations and truck in fill for the beginnings of those foundations.
Just a few photos I snapped that Sunday after the activity had died down.

On Monday we got our Planning Commission approval. He mailed out the approved maps Tuesday and they were received by the landowner we're purchasing from on Thursday. His lawyer is handling the recording of the deed and getting the parcel number established.

Desperately seeking a normal bathroom at record speed
It turns out that our maps done by our engineer were not up to the specifications preferred by the gentleman reviewing our subdivision approval at the Planning Commission. I scoured the internet, courthouse website etc seeking out where these particular specifications were listed to no avail. Insert, small eye roll. Possibly exaggerated.
On Friday, we and the current landowner received a letter from the PC asking that a few, ahem FIVE, items be corrected and the plan resubmitted. This letter had been post marked on Tuesday. I had emailed with the not so nice gentleman at the PC on Monday, pleading with him to let me know if there is anything additional he needed or would need fixed to get a hold of me. Well. He got a hold of me. Days later.
Lucky for us, my husband was able to do the rushing around this time. The current landowner received the letter and immediately called my husband. So, so thankful for this. Because that allowed both Steve and Kenny to take off to the engineering group, have the maps redone, the notarizing done again and back to the PC to resubmit.
Crossing all our fingers, toes, legs, and arms for the resubmitted maps, paperwork to be up to standard and we get our approval soon. We're in the home stretch but man, I need to see something physical soon. I feel like I'm hanging out in la-la land. Like this is all a weird dream. There's been so much activity and a lot done but at the same time, we're still looking at land we don't own with nothing else to show for it.
Entering into a heavy level of frustration lately. I hope this phase is over soon.
